A 2.8 acre site previously comprising high-tech office buildings constructed in the 1980’s. The sale was marketed as a residential development opportunity.

It was an unconditional purchase from Warner Estates for £1.45m, bought prior to auction within 10 days of receiving details.

The Development

We identified that the most profitable development would be a mixed use retail scheme capitalising on the proximity of a major Morrisons and excellent road frontage. The development was pre-let to Aldi, Greene King and Pure Gym.

The scheme also included 200 car parking spaces and 57 spaces for bikes all within a newly landscaped environment. Jansons forward sold the development to the Oxford Diocese Pension Fund.

Dragon Court

High Street, Petersfield, GU32 3JT

Jansons secured planning consent for a development comprising 13 new apartments in two buildings on the site of a former car park in the centre of the historic market town of Petersfield.

Located within a Conservation Area, the brief was to create a scheme that preserved and enhanced the character of the town centre by ensuring that the scale, design and proportions of the new buildings were sympathetic to and consistent with their surroundings.

We also wanted to retain the pedestrian passageways and links between the surrounding streets and the car park that are characteristic of the town centre by incorporating landscaped areas of public realm between the buildings.

The consented scheme achieved all this and more and was approved by East Hampshire District Council under delegated powers.

Work on site commenced in 2020 with apartments available to purchase in 2021.

520/530 High Road

Chiswick

Comprising of a late 1980s detached red brick office building. The offices were part let and also included six apartments sold on long ground leases...

Purchase price of £2.9m and the vendor Snappy Snaps pension fund. Jansons identified the Chiswick High Road as a very strong residential location. In addition, there are a number of retail requirements requiring bigger footprints with strong frontages.
The building benefited from rear car parking and direct access from the Chiswick High Road. A planning application was submitted to convert the office building into 20 apartments along with an extension at the upper floor level to provide two major penthouses.
The ground floor was to provide 3 and half thousand sq ft of retail accommodation. Jansons converted the office building, added the penthouses and enhanced the elevations. The game plan was to hold back all the apartments until the property was finished. At a launch weekend most of the properties sold, while the ground floor was let to Majestic Wine. Anvil Court

Wokingham

An 8000 sq ft partly let town-centre office investment. Purchase price £1.8 Million Pounds, vendor Mitchell properties...

This is a six unit front door small office village with good car parking within the town centre of Wokingham. Jansons asset managed the property whilst renegotiating leases, increasing rents and letting vacant space and thereafter subsequently selling the enhanced investment.

Crown & Anchor Public House

High Road, Chiswick

A grade two listed public house acquired from Young and Co Brewery Plc. The property sits in a prominent corner position overlooking the green at Chiswick with the major Sainsburys food store

The frontages of the public house exhibited historic Youngs livery which remains to date. There was considerable potential for conversion of the upper parts into quality residential accommodation whilst the ground floor suited a major restaurant operator. The whole building was subsequently sold to the capital pub company as an owner operator.
